Price: €4,000,000

Deactivated

306 acres / 123.83 hectares

Set on about 306 acres / 124 acres and laid out in large divisions with good internal roads the farm comprises some 170 acres in tillage, 115 acres in pasture and 16 acres in forestry. A quality arable farm complete with an attractive early 19th century two-storey residence, range of stone outbuildings, walled garden with tower folly and a range of more modern farm sheds, all privately set deep into the lands off the public road. An attractive gate lodge and wrought iron electronic gates protect the principal entrance, while a secondary entrance gives convenient accessibility to the M9 and Kilkenny city itself.

Kilcoran House enjoys a pleasant position overlooking its own prime lands, currently in wheat, and has a bright airy feel with all the principal rooms benefiting from a southerly aspect. The gardens surrounding the house are quite compact and feature some lovely mature trees and shrubs, beyond which are grazing paddocks. A walled garden contains a marvellous tower folly and could easily be restored to a kitchen garden. The house is presented in good condition and has clearly been well maintained in recent years.

The property is located approximately 14 km / 8.8 miles from the Medieval city of Kilkenny, nearby to the villages of Callan and Kells, some 10 km / 6 miles from Mount Juliet Hotel & Golf Resort and conveniently within 8 km / 5 miles of M9 Dublin/Waterford motorway. Kilkenny city is renowned for its rich arts and cultural heritage and boutique shopping. It has a good selection of secondary schools, including Kilkenny College and two hospitals, St. Luke’s General Hospital and Aut Even Private Hospital.

Kilcoran House
An attractive and marvellously proportioned house comprised of an early 19th century house of 2 storeys over basement built adjacent to and interconnected to an earlier 18th century farmhouse. A pleasant and well-balanced portico leads into a generously proportioned reception hall, itself leading into the principal reception rooms and stair hall.

The plasterwork is restrained with simple ceiling cornices and is complemented by picture rails. The drawing room is a most gracious room and benefits from southeast and southwest light and double French doors linking to the south garden, while the dining room is again a fine room and accessed off both the reception and stair halls.

The kitchen links the newer 19th century house to an older farmhouse to the rear, which now serves as domestic offices and a guest annexe. There are 4 principal bedrooms, each well portioned and serviced from the family bathroom. An interconnecting door leads to the north wing where there are 2 further bedrooms.

Farmstead & Lands
The farm is contained within one unit, a rectangular shaped block with the house and farmstead positioned about two-thirds back into the farm from the public road and serviced off an excellent internal tarred roadway that runs down the centre of the farm and branches off to the house and farmstead and a secondary gravelled roadway, accessing the north-western side of the farm. This gives excellent access throughout the farm off hard roadways.

The land is mainly in tillage production at present and in suitably large divisions but is equally suited to grass production and, indeed, there are water troughs throughout the farm from when it was operating as a mixed farm.

A traditional farmstead comprises a range of lofted and single storey outbuildings, which comprises various stores and stabling in 10 loose boxes. Adjacent to this yard is a more modern farmyard with a 12 span loose shed, two 10 span loose sheds, a 6 span loose shed and 2 outdoor silage clamps.

Directions

From Kells take the Kilkenny road and after 0.2 mile / 0.4 km turn left, signed Newtown and immediately beyond the bridge. Continue straight for 2.5 miles / 4 km, passing through Newtown, and the entrance is on the right hand side, marked by a stone entrance splay and name plate.

From the M9 Dublin/Waterford motorway take the Stoneyford/Bennettsbridge exit at junction 9 and at the top of the slipway take the Kilkenny (N10) road. After 0.6 mile / 1 km turn left, directly opposite the Harvester Pub and signed Callan. After 1.4 mile / 2.2 km continue straight over a crossroads and proceed for 2.6 miles / 4.2 km and turn left down a private tarred roadway to a cattle grid, which denotes the entrance to the farm.
